Contract of sale in Spain. Full support of real estate transactions.

CompraVenta is a legal contract that fixes the obligations of the buyer and seller, the amount of the deposit, the terms of transfer of the object, the price, the terms of the notarized transaction and the responsibilities of the parties. This is a key document when buying real estate in Spain - it determines the reliability and safety of the transaction.

We accompany the buyer at all stages: inspection of the object, preparation of the contract, negotiations, deposit control, support at the notary, registration of the property and post-notary procedures.

Why contact us for a sale and purchase agreement in Spain?

Due diligence of real estate (Due Diligence)

We analyze the property through Nota Simple: owner, encumbrances, arrests, debts, mortgages, illegal structures, tenants, utility debts. This protects you from buying a distressed property.

There are many nuances in Spain: arras penitenciales, arras confirmatorias, deadlines, penalties, exit conditions, risks of bank rejection. We create a contract so as to minimize all risks and save your deposit.

We optimize the conditions: terms, furniture included, payment of utility debts, technical condition, transfer of keys, legal guarantees.

We verify that the account is correct, the payment is documented and complies with Spanish law. This eliminates the loss of your deposit.

We prepare the documents, verify the Escritura, accompany at the signing, register the property with the Registro de la Propiedad and organize the payment of taxes (ITP/AJD).

Why do I need a sales contract in Spain?

For a safe real estate purchase

The Contrato de Compraventa legally fixes the price, terms, conditions of transfer of the property and the responsibilities of the parties. Without it, the buyer runs the risk of losing the deposit or facing a breach of contract.

To make a deposit and reserve the facility

Most transactions begin with arras - a preliminary contract and deposit. A properly executed contract protects you from seller rejection and guarantees that the terms will be honored.

To formalize the transaction with a notary

Before the notary Escritura, the notary requires the correct contract and proof of deposit. Without the correct document, he may suspend or refuse to process the transaction.

To formalize ownership and registration in the Registry

The Contrato de Compraventa is used for the transfer of ownership and further registration of the property. It is the basis of your legal protection as an owner.

Our advantages when processing a sale and purchase transaction

Access to up-to-date information

We are constantly updating data for every province in Spain - from Barcelona to Malaga - to take into account local police and extranjería requirements in advance. This protects you from mistakes that occur when people are guided by outdated instructions or advice from forums.

In-depth analysis of your goal of obtaining an NIE

Each client receives not just a license plate, but a strategic consultation: how the NIE will affect the purchase of real estate, applying for a residence permit, working, taxes or starting a business. We explain the risks and indicate the best course of action so that you do not lose time and money.

Legal preparation of documents

We will put together a package of documents based on your purpose - investment, employment, study, tax obligations or family relocation. Each case is matched with a set of evidence, proofs and justificantes that increase the likelihood of immediate acceptance of the application.

Individualized pitching strategy

Procedures in Spain vary from region to region: somewhere more proof is required, somewhere the queue is longer, somewhere the purpose of the application is important. We select the method of submission so that the procedure is as fast as possible in your city and under your circumstances.

Preparing for the next steps: Residence permit, banks, transactions, taxes

After the NIE is issued, we explain how to use it correctly in further procedures: open an account, prepare to buy real estate, apply for residency. You always understand what to do next and why.

How to apply for NIE in Spain step by step

Filing an NIE in Spain is not just a matter of filling out a form. This is a strictly regulated legal process, where every detail is important: the purpose of obtaining, correctness of documents, choice of agency, entry into the system, paid state duty and competent interaction with police officers. Following these steps correctly will determine whether you get an NIE quickly and without problems or face rejection and wasted time.

We have developed a clear and predictable process based on our experience in different regions of Spain. It helps our clients to get their NIE the first time – without waiting and without bureaucratic errors.

1. Initial consultation and analysis of your situation

We begin our work with an in-depth analysis of your goal: buying real estate, applying for a residence permit, opening a bank account, starting a business, moving your family, or tax obligations.
Each goal requires a different approach and set of documents – mistakes at this stage lead to rejections.
We determine exactly what type of NIE you need, in which city it is better to apply and what confirmations you need to prepare in advance.

2. Preparation of a complete package of documents

The next step is to prepare a package of documents taking into account the requirements of your region.
We’re cooking:

  • Form EX-15, completed correctly and in a manner that is understandable to the agency official;

  • justificante purpose of obtaining, complying with Spanish standards;

  • copies of passport, visa, accommodation reservation or real estate documents;

  • Modelo 790 Código 012 with the correct code selected and the state fee paid;

  • confirmation of enrollment (cita previa) and additional documents if necessary.

We check every detail in advance to eliminate the risk of rejection due to a formal error.

3. Police or extranjería records – even when the system is “closed”

Finding an entry is the most difficult part for foreigners. The cita previa system is unstable, slots appear within seconds, and for popular cities (Barcelona, Madrid, Valencia) there is virtually no record.
We monitor the system around the clock, know the upload schedule and utilize professional monitoring tools.
Because of this, we provide recordings much faster than is possible on our own.

4. Accompanying the filing of documents or execution by power of attorney

We accompany you personally to the police station: we help you to orient yourself on the spot, communicate with the officers and file the documents correctly.
If you are not in Spain, we process NIEs by notarized power of attorney – completely legal, fast and safe.
This allows you to launch a real estate purchase, open an account or apply for a residence permit while in another country.

5. Control of review and receipt of the finished NIE

Once submitted, we monitor the progress of your application and keep you informed every step of the way.
When the document is ready, we receive it and deliver it to you in a convenient format.
Your NIE number is assigned to you for life and you will be able to use it in all processes:
banks, taxes, leases, transactions, residency, work, entrepreneurship.

6. Advice on further steps: what to do after receiving the NIE

Most clients receive NIE for the following procedures: buying a home, opening a bank account, applying for a residence permit, tax registration or entrepreneurial activity.
We explain:

  • what paperwork to do next and in what order;

  • how to properly use NIE in banking and legal processes;

  • what you need to Modelo 030, mortgage, buy real estate or apply for residency.

You are not left alone to deal with bureaucracy – we guide you further.
